A major fire and life safety upgrade at the Ethos Building on Kings Road, SA1 has reinforced protection for one of Swansea’s best-known commercial spaces, following a long-standing relationship between Plexus Fire & Security and the building’s management team.
Located in the heart of the SA1 waterfront, the Ethos Building is a five-storey office development that supports a wide mix of professional tenants. Managed in partnership with RJ Chartered Surveyors, the building requires reliable, well-maintained safety and security systems to support daily operations across all floors.
Plexus has supported the site for over a decade, maintaining CCTV, intruder alarms and access control systems, so when concerns were raised about the performance and long-term reliability of the existing fire and life safety provision, Plexus was invited to tender for the project.
Following a thorough site assessment, it was clear that the existing fire panel had reached the end of its lifecycle and needed to be replaced. Plexus proposed an upgrade to a more flexible and future-ready system and was subsequently appointed to deliver the project and take on the ongoing fire maintenance contract.
“The building already relied on us for its wider security systems, so we had a clear understanding of how it operates day to day,” said James Watts, Contracts Manager at Plexus Fire & Security. “When we reviewed the fire system, it was evident that an upgrade was needed to improve reliability and support the building moving forward.”
The project involved removing the existing five-loop fire panel and replacing it with an Advanced MX5 eight-loop system. Five loop cards were installed, providing immediate capacity while allowing for future expansion without further major works.
As with other live environments, careful planning was essential.
The Ethos Building remains fully occupied during working hours, with multiple businesses operating across all five floors.
“We approached this in a similar way to other occupied buildings,” James explained. “The new panel was fully programmed off-site before installation. That allowed us to reduce time on site and keep disruption to an absolute minimum.”
The installation was carried out with minimal interruption to tenants.
Pre-programming ensured a smooth changeover, reducing downtime and maintaining continuity for businesses operating in the building.
Beyond the panel upgrade, the project marked a shift in responsibility. Plexus now manages all key safety and security systems across the site, including fire, CCTV, intruder alarms and access control. This provides a single point of accountability and a consistent approach to maintenance and compliance.
“Having one provider across all systems makes a real difference,” said James. “It removes gaps, improves response times and gives the client confidence that everything is being managed properly.”
The completed upgrade ensures the Ethos Building now benefits from a modern, scalable fire and life-safety system aligned with its operational demands and future needs. It also strengthens a long-standing partnership built on trust, consistency and local knowledge.
